Post General Election Real Estate Prices May Increase

A latest survey has revealed that property prices possibly will increase after six months with the formation of new government. According to the prediction of Housing Sentiment Index (HSI) the home buyers across 8 of 10 cities whose opinion was asked for said that they expect rise in property prices in the next six months. The survey was conducted in major cities of the country that include Ahmedabad, Kolkata, Mumbai, Delhi, Hyderabad, Pune, Noida, Gurgaon, Bangalore, and Chennai.

With Tier II cities developing in a fast pace, the Indian real estate market tends to remain fascinated in mid-segment. Noida witnessed healthy demand and supply due to the reasonably priced properties in the urban areas and development of infrastructure. Nonetheless, the demand from the end-users and consumers is likely to increase after six months from the formation of new government. The survey revealed an HSI score of 108, which is positive while an HSI score of 100 suggests neutral or stagnant.

The survey revealed the HSI scores in other cities such as Mumbai with housing sentiment index of 106, which is a positive sign and localities like Navi Mumbai and Thane is included in this score. The drive for this is attributed to the infrastructure developments like Trans-Harbor Link and the planned international airport in Navi Mumbai. Bangalore City topped the list with a housing sentiment index score of 140 that shows a further 15 per cent surge in HIS when compared to the previous quarter. According to the survey, robust demand from the IT industry and fairly affordable prices make this city as a favored destination.

Another major city of the country, Hyderabad saw an HSI score of 97 and about 4 per cent drop from the previous quarter. This quarter, the average sitting on fence time has dropped to eight months slightly, the range-bound market witnessed increase cross cities and segments show that people a waiting for six months from the formation of new government to make any decisions on real estate market. Some veterans also said that transparency in the market will be enhanced with the new government coming into rule.

Real Estate Market Showing Indications for Rise in Home Prices

The country’s most influential residential housing price index The Residex has released a report, which shows that in recent months the real estate prices have increased in 16 cities out of 26 and also indicates budding price rise.

The report showed that the rise in property prices started to rise from the quarter ended December 2013, whereas in Mumbai for the first quarter since March 2013, drop in property prices stopped.

The National Housing Bank (NHB) along with the procedural support of RBI releases every quarter an index called ‘The Residex’. According to the recent index released by NHB shows a sudden spiky change in the price trend this year when compared with the earlier.

The report shows that in the first quarter of Financial Year 2014, the residential real estate prices dropped in 22 cities out of the 26 listed cities, a performance in the following quarter that will grow to 10 cities and lastly to eight in the third quarter.

In the third quarter, prices were steady in two cities and in second quarter prices were steady in four cities and increased in 12 cities.

The most recent Residex data shows since the earlier quarter of financial year 2013, prices in Bangalore and Pune have increased. The largest increase was in Nagpur by 8 per cent against the earlier quarter, followed by Guwahati with a rise by 7.4 per cent, and Pune saw an increase by 7.3 per cent over the earlier year.

While in Delhi, the residential prices increased by 3.2 per cent against the second quarter, whereas in Chennai and Bangalore saw an increase by 3.8 per cent and 3.7 per cent correspondingly. Patna witnessed a noteworthy rise in prices by 6 per cent.

Major cities in the country that witnessed continuous drop in prices include Lucknow, which saw a drop in prices by 3.1 per cent from Q2, Jaipur by 2.8 per cent, Chandigarh by 2.1 per cent, and Kolkata saw drop in prices by 1.5 per cent.

The index shows that the trend is momentous as home prices are increasing though interest rates have not dropped. Governor Raghuram Rajan raised standard interest rates by 25 basis points to 8 per cent in the third quarter monetary policy that was released in January.

The National Housing Bank (NHB), which also acts as a quasi-regulator for the real estate sector and R V Verma the Chairman of NHB, said there were clear indications of a change in the trend of relentless fall. He also added that there is a strong demand from end-users and it looks like they have decided to get involved actively in the sector.

According to a recent survey report of Associated Chambers of Commerce and Industry of India (ASSOCHAM), Bangalore City owning to its connectivity, infrastructure and basic services is the most favored hub to buy house in 2014.

A majority of people who took part in the survey, almost roughly 49 per cent of the urban working class people remain ardent to save their money in buying residential properties than commercial properties; as commercial properties require huge investments.

The survey data also included other cities that followed Bangalore such as Mumbai, Delhi, Kolkata, entire National Capital Region (NCR), and Hyderabad. Mumbai, which followed Bangalore has retained its sheen and has acquired a special place in hearts of most of the Indian home buyers, who like the city due to its assorted work force, job opportunity, diverse culture and charm.

11 per cent of respondents showed their interest in Mumbai and with 10 per cent of respondents voted for Delhi, which followed Mumbai. The survey also added that Delhi has also observed a robust growth in the infrastructural development in the form of new international airport and expansion of metro services to the NCR region.

The survey report also showed the figure of other cities where 9 per cent of people voted their interests in buying home in Kolkata, 8 per cent in NCR, and 6 per cent in Hyderabad, which are considered as the major real estate investment hubs in 2014.

Apart from the top major five cities, around 4 per cent of the respondents also have shown their interest for Dehradun, 3 per cent in Ahmedabad City.

The survey report also said that about 65 per cent of home buyers in the country self-utilization.
